Cambray property management look after the building I own as part of a share of freehold and thus far have been brilliant and responsive to any requests so I cannot fault them. Before buying my flat I heard many horror stories of management agencies doing very little for their fee and I saw the results of this when visiting many flats with communal areas in poor condition. Cambray was recommended to me at the time so it was a factor in buying where I did. The flat and its communal areas has undergone extensive renovation in the past 7 years and I have loved living here! Having liaised with Cambray many times over that period their service can be summed up as polite, prompt and pro-active.

I am an experienced Landlord & Property Developer and Cambray are the best Property Management I have come across. They were recommended to me over 10 years ago by my Solicitor with over 40 years experience in conveyancing. Being a little skeptical of Management Companies, due to previous expensive appalling service from the large well known national operators, I wasn't sure what to expect. Firstly, great value, around half the price of what I've paid previously. Easy to get hold of whether by phone or email. Everyone in the team is really friendly, helpful & knowledgeable. Email responses are quick, accounts information is provided accurately & quickly. Accounts are easy to understand, costs are transparent and not over inflated. One year, I was owed a refund on service charges due to an overpayment I had made in error. They were quick to respond and processed the refund immediately. I have two flats through Cambray. The building is very maintained. Cambray are happy to do site visits. They are keen to get several quotes of the highest standard at competitive prices for works required. They are also great at listening and taking on board feedback about the block or works required etc. Security, safety, maintenance all seem extremely important to them. They are also much quicker and a lot cheaper to deal with when purchasing or selling a leasehold property. They do not hold up purchases by being slow or charge over inflated costs like the big, national companies I have used before. They deal with tenant disputes respectfully but pro actively and have a great knowledge of the law and are great in contacting the correct people about issues that arise. I've been with them a long time and they've successfully handled a multitude of issues over the years, from leaks to car park issues, fly tipping, building decoration, tenants breaching the lease, locks etc. Every issue has been fixed or resolved. I must have dealt with every member of the team at one point or another and found them all great. I am extremely happy with the service I receive and based on my experiences would thoroughly recommend them to others.

Cambray have managed the management companies of two of my flats in Cheltenham for the past two decades. Few perhaps realise what a hard job this is to get done properly i.e.managing the fabric, safety and insurance of a property block and its occupants with many leaseholders and stakeholders involved. I have always found the staff and management of Cambray to be honest, reliable and professional in all their dealings with me and fellow leaseholders. Most importantly they have robust processes in place to make sure that essential issues such as maintenance and insurance are not forgotten. I am very happy to recommend them and wish the company all success in the future.

I owned a flat in Denmark House, Gloucester between 2012 and 2018. Throughout that time Cambray provided the block's management services. I found Cambray to be: * Excellent at answering my questions (which I typically emailed to them) * Reliable with routine procedures (block cleaning and gardening provisions, yearly building insurance, block management P&L info for flat owners etc.) * Proactive in keeping up the maintenance of the block (exteriors, internal decoration etc.) * Supportive when I reported fabric issues, asked for tradespeople details, and needed information when selling the flat. In short, I found Cambray to be professional, helpful, and very friendly.

Cambray Property Management Ltd have been responsible for the management and upkeep of our block of 6 apartments (Ashford Road, Cheltenham) for the last 10 years or so. Previously the management responsibilities were carried out “in-house” by residents/owners and relied heavily on “good will” and volunteering/rota systems. Unfortunately, changes in owners, time pressures and different personalities did not make “managing in-house” a sustainable option for us. Since Cambray have been responsible for the management of our properties, Nick and his friendly and professional team have been nothing but brilliant and a trusted partnership has developed with them. This has ensured our financial reporting obligations are met and the maintenance to the external and communal areas are carried out aesthetically, innovatively and in accordance with our lease requirements. On a day to day basis the contractors that Cambray engage for urgent and remedial works are always professional and courteous and works carried out cost effectively/ efficiently. Annual general meetings are chaired and administered professionally by Nick. Reviews and projections are carried out of monthly maintenance charges ensuring decisions on expenditure are made rationally and proactively. At the AGMS’s Nick has always been able to tap into his considerable experience and provide informed and practical advice and recommendations on work that needs doing. Nick and his team ensures several estimates are available to allow debate and collective informed decisions to be made on when works can be scheduled. Major external decoration and building works are supervised by Nick and his team and funds released only when works have been completed and satisfactory inspections made. The decision to allow Cambray Property Management Ltd to manage our properties is not one that we have regretted and I would highly recommend them based on our over 10 years of experience with Nick and his excellent team.
