Great value, friendly, efficient service & amazing food. From the breakfasts, toasties & bread pudding that I've tried here so far, all have been delicious & top quality ingredients. My go to cafe in Eastbourne.

London pie and mash this is not!!! We had one mouth fulll and walked out!!! The pie pasty was hard, the liquor looked like dish water and the taste so bad words cannot be found to describe it. Meat in pie was uncooked. Sorry but I wouldn't recommend anyone who knows about proper pie and mash visiting, avoid at all cost. And to add to the punishment it was more expensive than London. Hygiene was poor table, cutlery and vinegar bottles i had to be wiped clean before using. Had to give one star as post won't allow no stars.

We was really looking forward to going to a proper Pie N Mash shop. The first thing I noticed is it is now called East 22 and not Seaside Pie N Mash as Google suggested. The second thing I noticed was that most of the cutlery in the pot was dirty. The pies had an extremely strong buttery taste to them that completely dominated any other taste. I liked the Mash but my wife did not, so I'm sure it will appeal to some but not all. The food could do with being hotter and having more taste. The price was decent, The food looked nice,, The man who worked there was extremely pleasant and the wait was small but it just didn't taste that great.

What a find! Pukka pie, mash and liquor. Cheap, but so good! Definitely coming back. Lovely ladies running the place too. Recommend for anyone looking for a some real proper British food, gotta be a must for any tourist's, doesn't get much more British than this.
